My mother has died and I have inherited her cottage. Her estate is below a taxable level but I need to change the name on the title deeds to mine. How do I go about this?

How do I transfer title deeds from my deceased mother's cottage into my name?

You may have to file for probate and then have the court issue an order changing the deed.

How did you inherit the cottage? Was there a will? Did you go through probate?
Many people don't realize that wills are not self-effecting. That is to say, the mere fact that your mother wrote a will saying "I leave the cottage to Finchcocks" doesn't automatically mean it's yours. You have to file a petition with the probate court, get you appointed personal representative (or "executor"), and actually distribute the assets in the manner provided in the will.
If there was no will but you were her next of kin, "intestacy" works the same way, except that a statute works like a will.
