We had a problem two weeks ago with out AC now blowing cold air so the Apt Maint. Came out and charged the freon. When they came to fix it the temp was 81 degrees. 5 hours after they left it was 79 degrees.
The temp eventually dropped after running and running.
Now though we are still having issues keeping the apt cool even with the AC running all the time. I've tested the temp at the return and at the vents and I see a 5 to 10 degree drop depending on what vent I test from.
The filter is clean, and I even see no difference running w/o the filter as well.
I also checked the outside coils, and they are in fairly bad shop but no worse than the other apartments. Some minor dents/scrapes and a light level of dirt on them.
For example:
Yesterday in the morning it was 74 degrees inside and 70 outside, and the AC was running to keep it at 74. I left it set at 74 and by 9pm it was 81 degrees inside and 78 degrees outside. I again tested the vents and I was seeing a 5-8 degree temp drop.
We haven't contacted the apt mgmt again, I'm afraid that they will not do anything and just tell us that having a vaulted ceiling on the 3rd floor that its just "unavoidable". Our lease is up in July too so I doubt they will be motivated to do anything.
Anything else we can do? Pressure we can put on the Mgmt?
