Greetings. My name is Mike and I am completely puzzeled by my water system. We recently bought a 30 year new home that has low water pressure. It has a submersable pump system.

The pressure tank is not water logged and reads at 38PSI. I recently put a new 40-60 pressure sitch on it hoping this would do the trick. I cannot get the meter to read above 30PSI on the gauge and still have the same low water pressure. What do I do next? Any suggestions on what could be causing the problem? Thank you. Mike

Hi Mike

Welcome

Does the pressure switch shut off at 30 PSI? Take cover off and watch contacts to see if they open.

Let us know

Chuck

Hi Chuck - Thanks for your help. I do not see the contacts opening at all. They stay together at 30 and never open. When I open them manually, the pressure slowly drops. Any thoughts?

When the points are closed, the pump should be on. You can usually tell this by simply placing your hand on the wellpipe. When the pump is running, you can generally feel a slight vibration.

You say that pressure slowly falls when the pump is off. That could be a bad check valve, but in your case I'm wondering about the wellpipe itself. If there is a leak there, then it would prevent the pump from being able to pump up to cut off pressure, then also allow the pressure to bleed off when the pump is off.

What matériel is the wellpipe, galvanized or plastic?

I agree with jlisenbe. Answer his questions and should be able to help.
