I am just starting to clean buildings located in California my question is, how much to charge square ft bid? The building is 48,000 square ft 2 stories. I will be cleaning bath rooms, mop all and vacuum window cleaning and more. This is a one time clean. How will I figure the total will I multiply the sq ft by $ amount?

I have a janitorial cleaning business anyone know how to bid on commercial building 48,000 sq. ft. 2 story. Is it by sq. ft. or per hour? I live in California and how much if it's sq. ft. and if multiplying sq. ft. by cents per sq. ft?

Any help?

Hi, dan325is!

Hi, Clough the building is new, just a one time clean I have more buildinga to clean this is the smallest.I thinging bidding in sq ft but not sure how much $ per sq ft. thank you

HI Dan, please see my post # 12 above can you answer these questions? To arrive at a final price there are more questions; Total sq ft relates to pricing, open or condensed areas, windows included, do you need to rent any equipment for height cleaning and dumpster use, type/s of flooring, any carpet or other floor work involved, etc?

Square footage is usually the best way to go for commercial cleaning. However you need to calculate your total price and bid with a total figure.

I apologize if I am being basic here I don't know how experienced you are.

Hi Stringer, the sq ft 30,000 building health club carpets, 6 windows in front entrance two bath rooms locker room open offices with one closed office mainly interior renovation . It's a bidding situation starts in 6/8/10 .I have no experience on bidding large buildings . I will only clean janitorial cleaning . I have no experience bidding large sq ft

I only have a minute but I wanted to respond to your info. Tomorrow we can break it down and get started on the bid.

Another question/s;

How many buildings are there involved in this bid? You mentioned 40,000 and 30,000 sq ft.

How many bidders?

What areaa are you located? What part of the country (Assuming you are in the US.) Pricing varies considerably around the country and in cities compared to the suburbs.

Hi Stringer, not sure on how many bidders my guess 5-10 the company found me my business name. I due janitorial and they need me to clean be fore the business opens I wrote 30,000 and 40,000 because there are over 100 to bid on so I NARROW IT TO 30,000 SQ FT ONE.Iam CA northern.

The buildings are new being built now from 22,000 to 33,000 sq ft, I make the bid I clean from windows to bath rooms vacuum mop wipe all counter tops there is no furniture in buildings I clean it for then to move in there desk its from apartement buildings to dr office and even hospitals . I just need to know how much to charge per sq ft. thank you hope your feeling better.dan

I did just try to call him. Got his answering service.

I also just sent him an email.

When he left his message to me earlier, he talked for long enough that my answering machine ran out of time for him.

Dan, remember that pricing is your responsibility and anything given to you is only a suggestion.

Since this is a one time clean and I am assuming that it is a 'final clean' (make ready to move in) bid I suggest that you figure your price at least in two ways;

First, figure all your costs; labor, overhead (taxes, admin, insurance, supplies, equipment, profit, etc.) and calculate your total. The trick is calculating your labor hours and figuring in a loaded hourly rate for labor. This varies state by state as taxes, labor mandated rates, etc vary. Take a average area of say 5,000 sq ft and calculate how much time it will take and extend that to the total 48,000 sq ft.

Second, as a general suggestion I would use a square foot rate based upon your square footage figure of 48,000. As an average I would suggest $.15 to $.19 per sq ft.

I would definitely figure your price both ways and compare the two for a final price.

Remember also that if this is a very competitive bid that it will drive down the price.

Also, I would also get a 'sign off' sheet from the contractor when completed, do a walk through with him or his rep to verify that all is completed to their satisfaction, this is important as they can find things that can delay payment. Or you will be asked to keep returning until all your profit evaporates.
