This actually depends on local laws. For example, NJ has very strict rules governing not renewing a lease. But most areas do not require any reason for not renewing a lease at termination.

You also need to review the lease. There may be an automatic renewal clause if you do not inform the tenant by a specified time frame that you will not be renewing.
