No matter what I say here, you will definitely need to check with your local plumbing inspector on this... O.K?

In my experience, many MOTEL owners get away with using residential water heaters. The warranty is voided as a result of using a residential heater for a commercial application, but the money saved is more than enough that the voided warranty should not concern you.

What should concern you will be the capacity and the recovery time or the ability of the residential water heater to keep up with demand.

How many motel rooms? How many water heaters are we talking about?

I'm thinking at a minimum you'll want high recovery gas-fired water heater(s). We are talking gas here... right?
