At % can you increase rent in newark NJ with a 2 family home.

Contact the city clerk's office to see if there is rent control in the area where the house is located. If there is rent control they will tell you the amount by which you can increase the rent. If there is no rent control in that area then the rent increase is permitted as long as it is a "reasonable" amount. So 10% might be considered reasonable. But 20%+ would probably not be considered reasonable.

Ok, not sure were you got the 10 percent at Lisa but OK.
As noted if it is rent control, they can only set the rent at the allowed amount. If not, normally market value will be the judge, But normally the market place willl decide what they can or can't, along with how long it has been since they raised, and even if they did major remodels.

Chuck, the law in NJ is that rent increases must be "reasonable". Past cases have established that 10% is not considered unreasonable. Anything beyond that is iffy. It depends on the area, the market, the past rental history, etc.
