I need some help. I am finishing my basement and have sealed the concrete floor with drylock. The walls are studded, insulated, vapor barrier and has drywall installed. Last night while cleaning up my wife spotted smalls specks of greenish mold along the exterior walls floor. There has been no water on the floor, the humidity is around 45% and temps inside are around 60-62. I can feel a slight temp drop or slight air movement when I place my hands down by the floor. Could be my imagination. I was told I need to run a bead of silicone around the treated 2x4's where it meets the concrete and treat the mold with a fungicide cleaner and that will fix the problem. The part that puzzles me is there are small sections of the floor where I missed the concrete with the drylock up next to the treated wood and none of the bare concrete has mold on it. It only appears on the drylock and only comes out about 2-3inches from the wall.

How can there be mold in a non damp basement with low humidity that has never had water in it and it only shows up after drywall was installed. The basement is 3 years old and was studded, insulated and vapor barrier/moisture barrier when built. And is my solution of sealing the floor and wood gap with silicone going to solve my problem.

I was told by a paint guy to add a mold inhibitor to paint before application. I have never done this but he says it works.. hope that helps
