My son and I are living in California. My sister lives in WA, she borrowed my money for down-payment to buy a house in WA. She did buy a house last year. Now, she doesn't have money to pay me back. We want to add my name and my son's to her real estate title until she pays back my money. My son is 13 years old, can we add his name on a title? What do I have to do? What the documentation do I need to fill out? Can we do it in California? If I've had my name on her title, do I have to pay WA property tax?
