What language for the lease do you need to terminate a lease, if the landlord does not deliver the premises in a timely fashion or by a certain date?

If you signed a lease , for example, starting Dec 1 and the unit was not available Dec 1 the landlord is in violation. Violation does not automatically mean the lease is void but compensation is needed to remedy the issue. What exactly do you want to do and why?

It's not difficult, and it doesn't have to be perfect... Your lease says he's supposed to deliver the premises by a certain date. Therefore, in my written letter to him, I'd say, Paragraph number #1 in the lease says you are supposed to deliver the.. and you didn't, therefore you are in breach, and no lease exists.
Send your letter certified.
