I am putting on an addition to my house. I am adding 2 bedrooms and a jack and jill bath. I would like validate my design the rough in plumbing. I have been searching online and reviewing the NJ plumbing code ( http://phcc.files.cms-plus.com/Depts/Technical/2006NSPCNonIllustratedWeb.pdf ) I want to validate that the proposed layout is code. Wet venting is allowed in NJ. Also I notice that I have 8' 7" between the WC flange and the sanitary T... the code appears to indicate 9' max with wet venting. Thanks for all comments

My area in Florida falls under The Standard Plumbing Code. Wet vents are allowed under this code. Mark, (massplumber) is the drawing expert butI believe we can tweek your lay out down to one vent. Our rough ins go down like this.
Toilet connects to sewer main or the stack vent. Lavatory connects to toilet drain and runs a vent off the top the stubout tee out the roof or revents back into a dry vent in the attic.. The toilet wet vents through the lavatory vent and the tub/shower connects to the lavatory drain and is wet vented by it. This is a normal rough in and is acceptable both by local and state codes and also The Standard Plumbing Code Book in 90 percent of the country.
The vanities can be tied together with a sanitary cross and the group can be vented with a single vent. I'll call Marks attention to this thread when he logs in. Good luck, Tom

Thanks for the quick reply. One reason I was doing it this way was because I have 2x8 floor joists and 2x4 wall construction... boring huge holes in them (and at an angle on the floor joists would be larger than code allows from what I could read. I have only one vent going outside the house.

Use 1 1/2" for the vanities and you should pass on the studs. You will have to revent back in the attic for the new vent so you will still have one roof vent showing. Regards, Tom
