What is the procedure after a 3 day pay or quit letter has been sent. There has been no response from the renter (this is a business/restaurant) What do I do now? How do I get them out?

A commercial lease is far and away different than a residential lease. What your recourse is for non payment should be included in your written lease.

However, in GENERAL it appears that they haven't paid rent.. In ANYBODY'S lease, that's a violation. It's HOW you collect and HOW you evict that is NOT the same as residential... In my view, you're going to need a good attorney.
