I just moved from a rental property. I was there for three years and my lanlord is charging me for carpet cleaning which was not done when I moved in, landscaping for tree trimming, and a cleaning service. Out of $1000 I received $360 out of my deposit back. He had me come in and do some minor cleaning and said that would be fine and now he is charging me. Can he legally do this?

If you do not agree with these amounts or if they should even be charged to you you can take him to court. I would say the tree trimming would be up to him. The landscaping would depend on WHAT was done, some of it maybe some of it most likely not. Carpets in my state are up to the landlord as normal wear and tear after 5 yrs. From the purchase date.

Basically you do have to go by what your state law is and what is written in your lease.
It sounds to me like he is trying to get you for a good bit of cosmetic and wear and tear things that should be up to him though.

Did he send you an itemized list of repairs and costs?

He sent me a list of things but it was hand written by him with no actual cost or receipts. He also charged me 45.00 to replace a towl bar in the bathroom, to me that sounds excessive

Yeah from everything you have said I would take him to court over it. Over priced items, unnecessary work, wear and tear that he is responsible for.
