I bought a bed from a person whose house in short sale. I paid the money in cash and she wrote a contract and signed it that she has sold me the bed and I will pick it up within one week. I went to her house three days after the contact (before the end of the one week contract) and she told me that she sold the bed to the people who bought the house and offered my money back. I have spent lots of effort and time to get this bed. My question is:
Can I file a mechanic lien against her property?
Can I take her to small claim court for breach of contract?

I moved this to small claims because this has nothing to do with real estate. No you cannot file a mechanics lien or any on the property. You have no grounds for that.

What you CAN do is sue her in small claims court for breach of contract. If you want the bed, you can force her to relinquish it, since you had a prior contract to the buyer.
