I own/owned a beautiful home that I rented to what I thought were descent people 6 years age through section 8 in California. I did frequent checks of the house and the first three years maintained the pool which gave me every 2 week access. Well may 09 section 8 ceased for numerous reason unknown to me not due to failed inspections or anything to do with me or the home. June 09 no rent until the end of the month and it was partial at which time it was concluded that they couldn't afford to stay there. August 18th after threatening with the sheriff to lock up the house their finally out and I got repossession.
OMG I was left with so much trash in the front of my home the code enforcement officer from the city called me and gave me 5 days to clean it, I took care of it immediately
The interior of my house is destroyed, water damage, cabninetry, walls, doors, closets, appliances they even cut out the pool pump, no air vents (Heroin addicts) is what I'm finding out now.
I am dumbfounded I went through that house numerous times and never saw this (california requires me to give 24 notice so the tweekers busted buns to clean up I guess)
I'm over my head with the mortgage and never want to rent again
I have 2 questions the going after the tenants is my fortay I already know were they live and have contacted the new landlord to give him a heads up (so Sad there out next month already LOL). I will be their worst nightmare (I LOVE IT).
Question?? Can section eight have some liability in this even though they stopped paying me in May? (considering they were on the program with me 6 years)
I own a piece of bare land that I love it is paid for worth 40,000 if I let the house foreclose can they take my land?
I know my small claims and civil recourse against them and I will proceed even though I know I won't get a dime because their on social security, it's the principal of the thing.
I will be contacting my homeowners too.
