About a week ago, I painted the back brick wall of our 6 year old home a shade of blue. We used latex paint. Our Home Owners Association has advised us this is not allowed and is asking us to remove the paint.

After Googling the options, the prospect is looking grim. Everyone is telling us it will not only be difficult, but that there is a good chance for brick damage not matter how we proceed.

Any advice would be greatly appreciated.

Walnet shell blasting would be my first choice. I'd also contact a graffeti removal specialist company.

You did not mention the area affected, but with the special purpose grafeitti removal equipment available that's probably your best option for the least amount of damage.

It's the entire back wall, less the patio door and several window areas. I'm going to estimate in the area of 150 sq. ft.

Chemical stripping might make it worse or might make it easier. Not sure. I am nearly confident that blasting media such as walnut shells will figure prominently.

I can see a mess without professional equipment. You will need a respirator and a face shield at a minimum.

Did they object to the color or the fact that you painted it? Ask them to show you the covenant that covers house colors, you were given a copy of the covenants at the time you closed on the home.

I asked them the same question. They finally stated that the board objects to ANY paint on ANY portion of the home, whether it can be seen or not.

This by the way contradicts the original e-mail I received from the management company, stating that if it could not be seen from outside the fence, I need NO authorization. Depending on where someone is standing, at most, only the top course of brick can be seen. From most vantage points, no wall can be seen.

Boards can say anything they want, however they can only enforce their covenants and later rules passed at an open meeting and published. If they can not show you this documentation you can ignore them. I am on a BD for an association and it only takes one or two BD members to turn it into big brother.
