I am buying a new home and the inspector saw damages to the water heater (black burn marks on the inside insulation and a little water damage). The sellers hired a plumber to look at this. Below is the plumber's notes on the invoice.

-Investigated water heater leak found to be recirculating line leaking. Problem taken care of and no other leaks were found on the water heater,

I was told they replaced the thermastat. Does this sound right and should I request more detail from the Plumber as to what was done?

Can you post a picture of your water heater and the Recirculating pump?

The plumbers statement should be enough for the inspector on the leak. I question whether a faulty thermostat would cause burn marks on the insulation Regards, tom

Circ pump leak and thermostat are two different things. Please, post photo. We'll tell you right away what's wrong...

And I'd like a picture of the burned area. Tom
