View Full Version : Adding a name to my home title, emergency.

Hello,

I own a home in Wisconsin, I have a mortgage which is in my name only and the title is in my name only.

My problem: my step-dad is a paralyzed veteran, the home he lived in is being forclosed on, they only have a short period before they must vacate.

I am a nurse, and willing to care for my step-dad, he is 87 and currently in the hospital. He has VA grant money available to make adaptations to my home, to accommodate him and his disability, however, since he does not own my home, the available funds are drastically reduced.

Currenty he is in the hospital, and will likely be discharged in a matter of weeks. My question is can I put him on the title of my home so he can access his grant money to make the needed changes in the home to care for him?

I have very little time to act, so a rapid respose would be greatly appreciated! He has no place else to go, the foreclosure is not his fault, he had no idea what his wife was doing.

Can I give him part ownership? So he has a suitable home to come to when he is discharged?

Read the sticky at the top of this board about adding someone to your deed. This sounds like what you need to do.

Be careful about giving him an interest in your home. For one thing, doing that would complicate things should he later need to be institutionalized on Medicare.

Why would you give him an interest? Why not just allow him to move in? There is no reason for him to be a part owner and several reasons not to. You don't want to trigger a due on sale clause in your mortgage since you would, in effect, be selling or gifting him an interest in the home. Also there is the Medicare eligibility that could lose your house.
