Hello,

(I live in California and thinking about buying land in NY)

I was thinking about purchasing a few lots/acres in Hammond NY. Now of what I understand from reading a few posts and answers here is that auctions sites are mostly purchased and come from a tax/gov/state sales, correct. Now most of the properties say that they are warranty deeds and are free and clear. Now who can draw up a warranty deed, just any owner of real estate or does it have to be done by an attorney?

In addition to that: What is best if I do go an get a property with a warranty deed. Do I ask for title insurance with it. What if they refuse? Can I get title insurance by just calling a title Co. If so can I use one from here in Calfornia or it has to be done there in NY?


Well I know I have many more questions I just can't think of anymore.

Hello Marco:

First off, I don't know the answer.

But, I can tell you this. The problem you are having, is just the first, in a long line of problems you're going to have, that COULD simply be avoided by NOT being an absentee landlord.

What? They don't have good real estate investment opportunities in your neighborhood?

It's not that I will not be able to tend to the property and It was vacant land I was referring to with no tenants. I hate to ask what you were in for, but anyhow thanks.

So honestly what would be wrong with buying land and for later use and if not maybe selling it later. Hopefully making a small profit?

But still yet no one has answered my main question?
