If me and my boyfriend live together and both of our names is on the lease but he's not willing to pay his part of rent by law the landlord and myself would like to know how can we remove his name off the lease or just remove him from the property and start a new lease just with my name

If the landlord is willing, have him go through the eviction process and evict your boyfriend. He can then tear up the current lease and have you sign a new one.
