The person that is selling me their mobile home has lived there for 29 years and has misplaced the title. Her mortgage company hasn't got a record of it either. She has the sale paperwork, but that's all.

What steps do I need to take to get it transferred to me before insuring it? The home is in Oakdale, MN.

You need to go down to your local courthouse and change the property taxes to your name and then appear in front of a judge with your bill of sale that is noterized. The judge will issuse you a new one.

The owner of the mobile home must go to the DMV offices and get a replacement title. They should take the S/N off the metal identification tag located at one of the lower corners of their home. The DMV will issue a duplicate replacement title on the home. If they don't have the S/N don't worry. The DMV can still find the title. If for some reason they can't find the title then the County Treasurer's Office or Tax Assessor's Office can assist in locating the information on the mobile home to enable the DMV to issue a new title.

You can not buy it, until the current owner goes down and gets a replacement title. Let them get it, and then you buy it, when they sign it over.
