I have a special rental situation, where I live in a distant relative's house in trade for taking care of the property, since they no longer reside there but they want their property loked after. There is no written agreement. I do pay utilities to stay there. Several months ago I let my friend move in with me, with my "landlord's" permission. There was no written agreement with her, just a verbal agreement as to how much "rent" she pays me to contribute to utilities and such. In the middle of May we got into a big argument and she let me know that she was moving out. At this time she was no longer staying at the house but all of her things were there, rightfully so, because she paid for May. Before the end of May I contacted her to ask whether she would be out by the end of the month, or if she would be staying into June, with a reminder that she still needed to pay for June if she were staying there for June. I did give her a 30 day notice at this point, although I don't know if I should have or if I had to since she was the once wanting to leave. She told me she would be out by the end of the month. The end of the month came and she contacted me and told me she could not be out in time, and that she would pay for June and move out by the end of June. June 1st came, and I didn't hear from her. June 14th came and I changed the locks and contacted her to let her know we needed to set up a time for her to remove her things. She ended up removing most of her belongings but had a couple large things left. We set up a second date and while I was at work on that day she found an unlocked door in the back of the house and helped herself in without my consent. It was 25 days into the month she did not pay for, and I don't feel she had a right to do that. When I brought that up to her, she told me I worngfully evicted her. Does the 30 day notice I gave her even matter if she wanted to leave? Also, I would like to remove her remaining items if she does not come back soon for them. With no agreement, no lease, and just a friend doing a favor for another friend, did she have any rights to begin with?

If she lived there and had established residency there, she had the rights of any tenant. The 30 day notice is NOT a legal eviction and changing the locks is against the law. She is right in that part.
