In the Denver Colorado Area.

I want to know how painters come up with the price when painting the exterior of a house? Do they base the price on the square foot of how large the house is on the inside etc. I mean how do they know, what is the calculation in the Denver area. Example. Home 1400 sq. Ft. was $2700.00 including paint and materials. Another home was 3400 sq. ft. but had brick wrapped around the entire bottom and they charged them $4600.00 how is the calculation done.


Also on internal painting isn't it basically $1 on average per square foot?

Hi, rmullen122196!

How the prices are calculated depends on many factors. The way that the paint is applied, i.e. by brush, roller or spray and what the type of surface is and the condition of the surface.

If paint is applied by brush, it's usually on areas that are thin and in straight lines, like trim. Then the price would normally be by the linear foot.

When applying paint by a roller or spraying over large surface areas, then it's usually calculated by the square foot.

There are even other factors that go into it, and I would enjoy discussing them with you!

I have painted two homes external and painted inside many times two times I have painted complete interior of home. Recently I completed a 8200 Sq Ft office suite. But when it comes to pricing I kind of just go with my gut or undercut the competitor. I would rather not do that anymore.

To start with, what is the way the paint will be applied? Also, how many coats are to be applied, please?

I guess it depends. That is why I am asking the questions. I would usually paint in door two coats, and external spray where I could nad brush the trim.
