The latest is that they have a personal issue with the brother and that the rent will be late until that issue is solve. We are tired of this what can we do. If you are in the US, there are no special laws/rules for Police Officers.

No police officers do not have any special rights to be late on their payments.

Before we can advise what you should do we need some more info. When does their lease expire? Are they on a month to month basis? How late is the rent, a couple of days or a couple of weeks?

I think cops have rules about living up to their civil agreements. That may be what you're referring to. Would I snitch on a cop?? You betcha!! Course, I'd move afterwards..

Well the brother is in jail and they have to pay legal fees, but the funny thing is that the brother has been in jail for 2 months not 6 months. I understand that anyone could have a bad month and pay late one or 2 months but not 6 months. I have to pay my mortgage by the latest 15 of each month and they are suppose to pay us by the first of each month with a grace period of the 5th. They are paying on the 5th but we have to hold the check until the 15 or 17 of the month before we check it. I heard that I could report him with the consumer service or the community service of the police department, and I guess his employer will chat with him and make sure that is rent is paid on time. They have a year lease with us and it will be over on Oct of this year.

I don't know that I would endanger his job or, minimally, cause him to receive a reprimand. If he consistently pays late, then evict him or else have a talk with him and tell him next time he will be evicted.

I am more direct with these matters - take the late payment up directly with him.

So the rent hasn't been late, its been paid within the grace period.

Why do you have to hold the check? If a ent check is postdated, then it IS late.

Their personal problems are not yours. Housing should be a top priority. I would be very hesitant to report this to his employers.

If payment is not received by the 5th, then on the 6th give them a pay or quit notice.
