Hello to All:

In Nov 08 I was awarded a Judgement for $7500 against a neighbor who would not clean up his property. This has gone on for a few years and had prevented me from selling my property... hence the Judges move to award. Now I am in Colorado and have attached the Lien to his property. He has no money that I can garnish or at least I believe that as the way he lives. Can I hold a Sheriff's Sale with this lien in Colorado and sell his property? Help

Thanks

You can't sell his property because you do not hold the title. He does.

You can't even force him to sell. I'm even surprised you were granted a lien for this type of judgement.

When he sells the property he will need to satisfy the lien before title can be transferred. However, depending on other liens you could wind up with nothing.

Finally, I'm really curious about this. You sued him and won, because his failure to maintain his property reasonably affected your ability to sell yours? Man I never want to deal with a judge that would award on that basis.
