I am selling a second'nd home of mine to my son and his girlfriend .I want to know what pitfalls I need to be aware of .Thanks

A really good pitfall to look for is the fact that they may not always have the mortgage money and you will be left holding the ball. I guess what I am saying is that in this economy it isn't good to be a mortgage holder. Even if you are being a good parent.
