How do I break a lease when there is no termination clause?

In absence of a termination clause, the tenant is usually responsible for rent for the entire lease term or until a new tenant can be found. Most states require the landlord to mitigate his damages by finding a new tenant asap.
You are free to negotiate a termination fee with the landlord... just make sure you get everything in writing.
