I just received two quotes from two different contractors for painting 3 areas of my home. A 2 story foyer, the kitchen, and family room. Kitchen is 16X14 and family room is 19X14.

Contractor 1 quoted: Ceilings painted in all three areas with one coat
Walls 1 coat as well as baseboards. Total for foyer was $775

Kitchen & family room ceiling 1 coat Walls 2 coats Base board painted and fireplace mantle and surround that goes from floor to ceiling. Total $750. All nail pops repaired.

Contractor 1-total of $1,525 with one year touch-up guarantee

Contractor 2-

Foyer and ceiling 1 coat

Kitchen-Primed 2 coats of paint, ceiling 1 coat

Family room-Ceiling and walls 1 coat of paint

All nail pops and seams repaired. Paint and materials included. Total $742.50

Which quote seems more accurate since there is quite a big gap between each of the quotes? I live in suburbs of chicago. Thanks.

Not from your area but the 1st seems right here.

If we ignored that and did a breakdown of materials of the 2nd bid. Say ruffly $120 + in materials that leaves $620- for labor. And no guarantee. I would be concerned. It takes time for proper cover before painting the small things adds up. $ 600.00 for labor as far as I see won't cover the time it takes to cover and move things.

I would ask the brand of paint and also references to call for both contractors. I offer that always to all my customers. And I say to the new perspective if you like my work may I include you as a reference later.

Get a third price as a comparable and that may be in between or I would say close to the first.

The quote included paint and it was benjamin moore or sherwin williams. I may call and get a third quote.

That's usually the best barometer here. The averages works.

I'm partial to Benjamin Moore. Using it for 35 years.

The last time I used Sherwin Williams. I returned all 8 gallons. There pigment is weak. The customer picked out the paint. Two coats and not covering. One of the simple tests of paint is see how a paint paddle stays vertical in it.

Another paint I started using is Beher paint. Three years ago I painted a house in Puerto Rico by the ocean with high moisture content and salt and not a bubble. Close up house for 6 months out of a year and all looks fresh and brand new. The have the whites white for ceilings Barr none
