Welcome to AMHD. Check this: "What Does Quitclaim Deed Mean? A deed releasing a person's interest in a property without stating the nature of the person's interest or rights, and with no warranties of ownership." Quitclaim Deed (http://www.investopedia.com/terms/q/quitclaimdeed.asp)
More information is needed: to whom would you quit claim? Do you owe a mortgage company? Are you proposing to payoff a debt to a mortgage company?

A quitclaim deed is used to sell or transfer ownership of your property.

What are you trying to do with it

Mom is transfering ownership. we already filed it with the county.what should we except next

Just curious: why is your Mom transferring ownership? Does the property stand as collateral or security for a debt? Is the property her home?
