I'm looking for the title of a movie I saw when I was a child. It's black and white, as I recall, and filmed in the late 30s maybe. In it a millionaire closes up his home and goes to a warmer climate for the winter as is his habit each year. Unknown to him a hobo moves into the closed up home as is HIS habit each year. Only this year the millionaire's daughter comes home unexpectedly, however, because the hobo is so nice she pretends that she is homeless, too. He takes her in and, over the next few months, he also takes in quite a few other homeless characters including a lady with an infant. Eventually the millionaire himself and his wife arrive on the scene. His daughter insists he not reveal his identity despite his frustration at watching the hobo strolling about the house in his (the millionaire's) bathrobe. The final scene is the hobo bidding the millionaire and his daughter good-bye as they stand in front of the palatial home. They say their good-byes and as the hobo strolls away down the sidewalk, the millionaire remarks to his daughter, "Remind me to fix that hole! (through which the hobo sneaked in)" In response to his daughter's distress he adds, "Next year he's coming in the front door!"
