No lease. Landlord thinks she is running a boarding house. As I was moving in, she knew I was a smoker & now says I can't smoke in my apt. She just posted a no smoking sign on my door. She said I could keep my garden chair out on the porch, and two weeks ago told me I had to keep it in the apt. She told me I could store two tubs of Christmas Decorations in her basement. Then after Christmas when the tubs were ready, she insisted she never said that.
My only real gripes are that I can never take a hot shower and the average temp in apt is 61 degrees.
I don't want to make waves, but I don't want to live in fear.
I fixed the apt up beautifully & invested lots into it.
I want to stay.
Can't seen to reason with her...
What do I do?
I would really like to know: if she threatens to kick me out, what legal means do I have to tie it up in court for months..

Excuse me? You think you have a right live somewhere without permission?

You are on a month to month lease. If she decides to terminate the lease, she can do so with 30 days notice. At the most you might be able to extend that for another month while she gets an eviction order. But then you will have an eviction on your record.

Why would you invest in an apartment with a periodic lease?

I would hope no one would spend a lot of money fixing up a "boarding house" room with no lease,

1. is it even a legal rental, what is the zoning of the property
2. how many other people live there beyond you and the landlord
3. what parts of the home do you use

Ask for all and any future promises in writing, or assume they are false.
