View Full Version : Can a landlord force the tenant to leave premises while showing property?

As the OK Landlord, I have had several ugly interactions with the tenant with continuous name calling and rude commentary. The tenants are breaking their lease and leaving. We are certainly happy about that, but we want to be able to show the house in the next 30 days without having a tenant there making rude comments or telling potential tenants not to rent from us. I even worry that they will not allow reasonable access to show the residence. I intend to always give 24 hr notice or more if possible. But, due to this problem, I can force the tenant to be gone for a few hours while we show the house??

It was written into my lease that I was required to allow showing. However, if they are breaking their lease, why not just hold them responsible for the balance of it if they don't cooperate?

Well, we verbally told them we would let them out of the lease with a 30 day notice without taking them to court. These are impossible people to deal with & I would just like them gone! So, I still need an answer to my original question. I want to be able to show the property without a confrontation. Can I require they leave during showings?

It is written into my lease about showing, but the tenant is going to do whatever it takes to harm us in some way (keeping us from renting it would be great for them). Trust me, this is not a rational person to deal with so I'm trying to make sure I follow the letter of the law. If I can have the tenant gone while showing, I will need something to back that up.
