View Full Version : Building a bathroom in my barn

I have a 50 x 40 barn and I had the builder go in when constructed and rough in the septic tank, the drain, the inside plumbing for a sink, toilet, shower and hot water heater. The only framing is the barn wall itself with no finished interior walls.
Now I want to finish the interior and have a nine foot ceiling and close in a large bathroom with insulation and wood flooring and one other interior door leading to the left side of barn. (there is already an interior metal door leading from the barn to the back room where the bathroom will be.
Several questions:
1. How many electrical sockets should I have. I will need lights for the shower, the sink and for the room.
2. studded walls and no windows, so with 9 foot ceilings, how are the ceilings finished and framed out?
3. Do I need to frame in a subfloor? If so, will this affect the already installed door of the barn?
4. My neighbor is saying I need to chip away the concrete around the toilet plumbing to install the flange, is this necessary with some flanges?

Should I just sub out the job to a plumber and a carpenter/electrician and purchase the materials myself? I really need to do another project. I have built several structures (barns, pavillions, playhouses) but never any plumbing or electrical except typical "honey-dos".

If your not familiar with plumbing, I would suggest hiring the work done. I would also suggest letting the plumber use his own materials. The job will go much more smoothly. However, if you are set on doing it yourself, if you could post some pictures of the setup, it would help us to answer your questions more thoroughly.

One question. Do you live in an area where the temp drops below freezing? If so you will need to keep the bathroom heated during winter months. If initiall rough in plumbing is already done, we should be able to help you finish the job.

In regards to the electrical, I do believe that the NEC calls for an outlet every 6 feet of wall run but my book is from '02 or '04 I think and ultimately you would want to consult your local codes.

There's a lot of basic hear to address before it becomes a living space. Is There insul. In the ceiling yet and is the space above the ceiling have soffit vents gable vent and roof venting? How thick are the walls for insulation, No water lines in outside walls "freezing waterlines" Is this a frame roof with a collar beam close to roof peak and no bottom cord "rafter" from plate to plate to hang drywall and insul? Is this a pole barn with NO footers and studded walls will float on the concrete oust side floor perimeters The exterior studded walls sitting on a conc patio slab so to speak? (movement) How is this area going to be heated and if the bathroom is sitting on a conc. Slab no thermal brake in a continues conc. Floor and the bathroom floor built up or not, will wick in the frozen conc floor right past the interior wall separating the barn floor to bathroom floor. All of this needs a plan of attack before you string a wire so to speak. A lot of contractors Plummer electrician etc will be concentrating on there line of work but not the actual Cube room so to speak. The old I didn't build the walls and room. The first thing is to address the "habitual" area on building codes/ window for fire egress being trapped in bathroom etc. Once you et that all figured out then a bathroom is the next plan of attack and you know its structural right for the usage you now intend to change to. Bottom line of thought was the original barn address that way? Just because a Septic contractor put some Pvc drainage in the concrete and a Tank in the ground doesn't mean is a future bathroom yet. So give that some serious thought start right and finish right. Just trying to point you in the right direction direction
