What is the difference between a "Limited" home warranty deed and a "General" home warranty deed?

The difference is the extent of the warranty. In a general warranty deed the seller guarantees that the title to the property is clear of everything, including that time when it was owned by people before the current owner. A limited warranty limits the warranty, usually saying that the current owner guarantees that they have done nothing to cloud the title, but makes no promises about prior owners.

As long as you are purchasing a title insurance policy, and the policy shows that the title is clear, then it doesn't matter if the seller gives you a limited or general warranty deed.
