How long do you give an estate agent to sell your property. I've been with an estate agent for almosy 1yr and they haven't managed to get us any viewings. I've told the estate agent I want to change agents and now there asking for to pay a large adverising bill of approx £700. Doesn't seem right?

You are in the UK, so I don't know what to expect from there, but the advertising is the realestate's problem, not yours. They will get their commission out of it if they have planned and figured that in.

When you signed on with them it should have been for 90 days, or whatever but if that time isn't up you must stay with them and then that's it. Get someone else.

It does say I have to pay them a fee if I withdraw my property from them, but surely they have failed by not been able to arrange any viewings for a year?

That depends on what they have done. Thye can't guarantee viewings, but of they have made a dilgent effort to promote the property then they would have fulfilled their end.

You have a contract with them and it appears you want out of the contract early. That very well may be why the advertising costs (and other expenses) are yours. This is contract law.

What does the contract say about early termination?

EDIT: You answered your own question: "it does say i have to pay them a fee if i withdraw my property from them ... "
