The executor of his estate will inform the bank of his demise. They're going to call the loan. I'd call the bank. I'll bet they'll let you assume the loan. If they don't, then they're going to have a hard time foreclosing on a house where YOU are listed as an owner.

Most banks don't do that for this very reason. I don't know what they're going to do.

What I would do, if I were you, is hire a good estate lawyer. Try to PREEMPT them.
