How do I write a letter to raise rent, tenant has been there almost 2 yrs and I did not charge a deposit. My taxes and insurance has gone up.

Is there a lease in place? If there is, you can't raise the rent until the lease term is up. At which time you offer them a new lease with new terms. No need to explain anything.
If the tenant is on a month to month lease, then simple give them a letter at least thirty days in advaance stating simple:
Effective xx/xx/xxxx. Your rent will increase to $x,xxx.
If you want you can add that this is due to your costs increasing, but that's not necessary.

First thing is you can not raise their rent if their lease isn't up. If the lease is up for renewal or they have no lease, then you would need to send them a notice that in 30 days which is a months notice that you will be raising the rent to?. Then they will have the option to renew their lease or if there is no lease, they will have the option of giving you a 30 day notice of vacating the property.. Hope I helped you.. I use to run apts. & that is what we did.. Or you can get a book from Downtown of landlord tenant laws.:)
