View Full Version : Tenant Eviction Procedure

I own a building in Kentucky, and have a tenant that I need to evict ASAP. He has been stealing from me, gets intoxicated and physically threatens other tenants with a baseball bat. He has been arrested recently and is on probation. The police have advised him to vacate the premises however he is getting "legal" advice from the former owner of the building, telling him we cannot evict him. Any advice on how to proceed?

Contact your county clerk's office and ask them what to do. Maybe he will do something stupid and get arrested again. Let your other tenents know to call the police if he gives them trouble. Maybe even contact his probation officer. For future tenents include in the lease clauses that allow for quick evictions if they break the law or willfully damage or steal from your property. That way you won't have this problem in the future.

How long do I have to move after my rent is up. There are 3 of us and all disabled.

Hello spencer:

It's not a good idea to piggyback on someone's else's question. I understand you didn't know that.

You really should leave when your rent is up, but if you're asking how long you have before you get put out, it really depends on how efficient your courts are and your landlord is. You probably have a month at least. Maybe more. I can't see a judge putting three disabled people out on the street.
