My wife is deceased (5+ years) and she and I are both named on the Deed of Trust. Her will was probated and I have "letters Testamentary" naming me as independent executor. I am her sole heir in the will. How do I get her name removed from the deed to the house so that I can sell it.

You would prepare an Executor's Deed from yourself and the estate of your wife, as sellers, to you alone, as buyer, and then have the deed recorded. However if you and your wife were listed on the deed as either "joint tenants with right of survivorship (JTWROS)" or as "husband and wife (h/w)" then it should not be necessary for you to prepare a new deed.
