I am the sole owner of my property in Nevada, I want to add my "life partner" to the title with out paying any title transfer taxes.
How do we do this? We are in the process of combining our portfolio and the NV property is a key piece of the puzzle.

You will have to speak to a real estate attorney or title agency in NV to have this handled. I know that there are methods for doing this but the method varies by state.

Depending on the State, a Quit Claim Deed is necessary to transfer a title. As far as adding a name to the title, I am awaiting that response myself

Evidently there are 14 exemptions (http://www.google.com/url?sa=t&source=web&cd=1&ved=0CBMQFjAA&url=http%3A%2F%2Ftax.state.nv.us%2FDOAS_FORMS%2FRP TT%2520BROCHURE.pdf&rct=j&q=nevada%20title%20transfer%20tax&ei=hADFTOqxBIuusAPmrKiHDA&usg=AFQjCNGZWqPfVN_lbah57XbPOaaVyB2W7g) to the tax. Looks to me that the most applicable would be conveying the property to a trust (7) or making the deed only effective upon your death (10). Take your pick.
