Within the last 6 months I have had 2 tenants move withot paying. Need help filing garnshing their income. How do I get started?

First you have to sue them in court normally small claims will be OK to sue in. Then after you get a judgement, you find out where they work and go for a garnishment of their wages *** assuming you live in an area where it is allowed and if there is min income requirements they are over those.

You can't do anything with a money Judgment - so go to Court, prove your case, get the Judgment against them.

I'm sure you know that the Judgment is the easy part; it's collecting from deadbeats that's the hard part!

I'd also like to recommend that you start screening your tenants better! That's not very good odds.

Are you just renting to anyone who comes along who can pay the move-in costs?

I have all applicants fill out an application, do a background and credit check, as well as the usual rental history, employment verification, etc. It has made a dramatic difference in my retention of tenants and lessened the amount and severity of problems I have with them.

It also might be a good idea to become familiar with your states landlord/tenant laws. We have copies at the top of the real estate page on a "sticky note".

They ARE the rules of the landlord business, and that's the business you're in.
