View Full Version : Geyser Overflow pipe drips

My problem on my geyser is that the over flow pipe continues to drip outside the house on a daily basis. I know why this would happen, I need to find out if this could be stopped. The water that comes out is cold. Its creating damp on my outside wall.:)

It's a container that heats the water for you to bath or shower.

I think you mean hot water heater aka boiler...

What leaks is your Temperature and Pressure Relieve valve. It has run-off pipe attached to it which drains overflow water to the exterior of your house. These valves are preset to release pressure higher than 150 psi and temperature over 200 F. Therefore, You may have one of two problems:

1. Water pressure in your house is too high. Buy pressure gauge and measure pressure inside of your house and past pressure regulator. You should have about 40-55 psi. If the gauge reads pressure well over 100 psi, then buy and install new water pressure regulator. The old one is probably not working anymore. Regulators come factory preset at 55psi.

2. You may have thermal expansion problem, meaning, temperature of hot water in your tank is way too high, nearing boiling point. Solution: Adjust thermostat at water heater to 125 F . In addition, you may also install thermal expansion tank.

Thermal expansions are not as common as excessive water pressure, but they do occur.

One other thing. If you have a sprinkler system installed you will have a check valve or a backflow preventer installed on your water service. This means that a expansion must be installed to allow for water expansion. But as Milo advised, check the house pressure first. Good luck, Tom

Cold water coming out of the overflow pipe non-stop,then when cold water is finished hot water comes until is finished, what could be the cause.

Please repost your problem starting your own thread. Click on "Ask a Plumbing Question". We appreciate your researching before posting but we need to know the specific symptoms of your situation. Please explain what you mean by "when cold water is finished".
