I have an adult child, age 19, living with me, my son and his father. He has been living with us for about a year and a half. He was thrown out of his mothers house because of his behavior. He is difficult to get along with and has made our lives very stressful. We made him and my son sign a lease in June. He is working and is paying "rent". Covers basic expenses like phone, cable, food... It was more of a way to make him accountable. In the lease he has to pay $50 rent Sat. of each week. He has only paid on time once and his dad has to ask for it each week. He also was not to have drugs on the property and not only has he had drugs on the property but I just caught him smoking it. He refuses to speak to his father at all and has said that he doesn't plan on staying here for much longer. Also part of the lease is his attitude. He has to be polite to people living in the house. He sends his father texts messages were he cusses at him. Truth is he isn't a bad kid but he is hard to live with and defiant. He feels our rules are stupid and he doesn't have to follow them. He will probably stay till we throw him out. Since he has broken the lease agreement can we legally throw him out with a 30 day notice? That was what we put in the lease. I am a little concerned about retaliation because he has a temper but He hasn't ever done anything to show he would retaliate.
