My landlord recently lost our lease. She has demanded I make a copy of the lease and send it to her, but she never sent us a copy, as originally promised. I had taken pictures of the lease with my digital camera, 8 months ago during the signing, but I may not be able to produce them. She is now stating that we will have to write a new lease (suggesting that there will be "new terms") if I can't be her record keeper and produce a copy of the lease.

Lately we've had issues because I have been pushing her to maintain the outside of the house since it has only been mowed 2 times in 6 months, but should be mowed bi-monthly. I feel like this is some kind of trick to push me out and shirk on her responsibilities. Is there anything I can do if I can't find the lease and we don't agree to new terms?

Any advice would be fantastic. I live in a privately owned duplex in Atlanta, GA and am near the middle of a 2 year lease.

Without proof of a lease you are a month to month tenant and can be evicted with one month's notice. So it makes sense to get a written lease in place. But don't agree to anything you think is not to your advantage.

I completely agree w/ScottGem. If there's no lease that either one of you can come up with, then there's no lease.

See if you can get the photos off your phone. If you can read the lease in those photos, then you're all set. You do not HAVE to give her a copy of the lease. But you might need to make her stand by the original terms.
