View Full Version : Garage slab on grade leaks

Garage slab on grade leaks. Slab is actually under the grade by 8" it has been dug out and wrapped with a membrane re-graded and sodded. However, it continues to leak in the spring run off and during heavy rain.
Can the building be lifted and a curb poured and the building set back down ? If so how?
Garage is finished in stuco.

You could try digging a trench around the building and putting in a 4" black PVC slotted drainpipe surrounded with 1 or 2" size gravel. If it's a lot of water I would just throw the dirt to the outside of the trench away from the building like a little levee and fill the whole dug trench with the gravel not put any dirt back in. The pipe outlet drains away from the building or could be connected to a dry well.

You'd be better off lowering the grade so it is not above the slab and doing what wildandblue suggests with a perimeter drain. Lifting and adding a curb would be expensive and difficult.

You see guys on TV who can move a lighthouse or old barn, giant factory. So, anything can be moved but will it be cost effective, in your case its not. I am not sure why your garage was built so much below grade, that was a mistake for sure but combining both suggestions above would do a great job for you.

I agree with the perimeter drain but to lessen the debris that might get into a slot, use a perforated 6 inch flexible drain, place similar to a french drain with the pipe and about three inches of stone under and three inches of stone over the drain. Holes (perforations) go down so as the water rises 4 or 5 inches, it is carried away by the pipe. Outlet should be solid pipe with a screen on the end to prevent rodents from moving in and plugging the pipe.

Regrade around the garage slab so that the grade slopes 6" in 10'-0" away from the garage slab. Or provide a swale around garage at same 5% grade. This should be the least expensive way to solve your problem and to keep the water at bay.
