3. is this a mobile home alone/ mobile home with land/ or a house with land.
4. is there a mortgage on the property, if so, have their given permission to have someone added to the deed.

Corona is where? Is that a city, country or what? If there is an existing mortgage then you should consult the mortgage lender first. If you change the ownership without their approval they could call the loan.
