I recently purchased a home built in 1983, the water heater is from 2003. The home is a ranch style with basement. I am able to get scolding hot water from all faucets and from the shower in the basement, however, the main floor shower only gets to about luke warm, not a big deal to me but my girl friend likes to boil. The bathroom was completely re-done prior to us purchasing the house, new tube, tile, faucet, etc. The water control is the type with a single control for both hot and cold. (water pressure never changes when going from cold side to hot side). My initial thought is that the water control was installed wrong and isn't able to go all the way to the hot side. If anyone can help me with this it would be greatly appreciated.

Let's determine something. How hot is he water when removed from the water heater drain?

Your problem isn't the water heater. It's in the shower valve . What's the brand name? Posi-Temp or Anti-Skald? We need more details about the valve before we can help. Regards, Tom

I am jumping ahead here just to let you know what I would try first. I think you may have a temperature limiting screw or device at your shower valve that is limiting the temperature to that one shower valve.

If it is present it will be under the handle and face plate. YOU DO NOT need to shut water off to adjust this.

Get the name brand/model number on faucet... see if we can find a specification sheet on your particular faucet (will pinpoint limiting device).

Brand name: Delta Monitor 1400 Series.
It's the type with the single knob to control both hot and cold.
Not sure what the Posi-temp or Anti-Skald is, couldn't find anything mentioning any of these.

OK.. here is the specification sheet for your shower valve (click on attached images: Delta Models 1300 1400 5a03.pdf)

There is a temperature limit stop (rotaional limit stop... part #RP19807 in picture below). Code requires that tis be set to 112 degrees F in my area.. hoping that is similar case here.

Need to remove handle and chrome trim plate and try to adjust this rotational stop so it increases temperature to where you like (pull stop forward and rotateleft.. I think). This will take a few tries to adjust just right.

If that does not increse the temperature/.. let us know.
