:confused: How do I go about getting someone who does not want to sign off the title to the house ,off the title. My mother lives in the house and has for 15 years but the two nieces don't want to sign off, however they have never once been to the house since my mothers mother died. There is a cloud in the title and we can not get a loan to upgrade the house. Please help. I was told a quiet title action or forclose on them but how do I start.

Welcome to AMHD. You mentioned the death of your grandmother; has her estate been settled? Who owns the home? Did your grandmother own it?

The only way you can get someone off the title of a real property is to buy their interest.

I will assume at the death of the one person, the other three inherited it, or they were already on the deed.
There is no "cloud" over the title, this is not even shady, the three people own the home either jointly or by what percentages are listed on the deed.
There is no clear title action to legal owners, and there is no way to force them to sign over their legal rights to that property.
You will have to buy their shares if you want them off the deed.
** assuming they were put on the deed legally.
Example, I own land in Alabama, I have never seen it, never steped foot on it, but I bought it and own it. ( well actually I hold the note on it now, after I sold it)
So just because they don't come to the home does not mean they don't have a legal right to it.

You can't force an owner off a Deed - and I would think the 3 of you all own a share?
This does not fall into the quiet title action. What would be your grounds to foreclose? Sounds like they aren't in default on payments because there are no payments.

This is complicated because of the ownership of a grandmother and perhaps a grandfather. The OP needs to provide more info about the ownership of the property.
