I have well water and my water pressure has bottomed out. I have the pressure tank set at 40 and 60 lbs and that is what the gauge reads. Yesterday I shut off the power and ran the pressure tank down the put in air until I had 40 lbs. I turned the system back on and the water filled to the cut off level. The water barely comes out of the tap and if I have it turned on all the way I will get air at times. The pressure tank also does not seem to be filling as fast as it used to. Where do I start?

What material pipes do you have and how old are they? Did this just start or has it been just getting worse over time? Back to you. Tom

Galvanized coming into the house and mostly plastic inside. The pressure on the main floor shower has been lower the last month but the rest of the house was fine. Now in the last few days the pressure has bottomed out for the whole house.

I'd like to see Speedball's thoughts on this, but I will say that I am on a well and have found that wells and galvanized pipe are not a good combo. My copper is nearly always clear when I do work on it, but the galvanized has always been clogged with rust. I might add that plastic does not seem to clog at all, compared to galvanized. You seem to have good pressure at the tank, so the problem would seem to be "upstream" from there.

After further digging around it seems that I am getting more air pressure than water coming into the pressure tank. I think I may have a broken pipe outside.
