Hi since we replaced out bathroom a few years ago I've had only luke warm water from the bath and shower. As soon as the shower/bath is ran its boiling but after a few minutes it turns luke warm! The bathroom sink is fine we get scalding hot water from there. I'm confused:confused:
Any ideas?

Can you tell me more about your valve such as brand or model? I suspect there is a blockage at the hot inlet or in the mixing valve itself.

Answer Bobs question and let us know if there's a temp control or a anti- skald feature on your valve. We HAVE to have more details about your valve before we can answer. Regards, Tom

I recently installed a laundry tub faucet, and since its in my shop, I did the unexcusable and went cheap. I can open both knobs to a full stream and over 30 seconds it will slowly drop down to almost a trickle, knobs aren't turning. You might have the same ghost but we won't know until you come back with some details.
